Privacy and cookies
The short version: you don't need an account, and we don't ask for your name. We use analytics cookies to improve the site, and you can reject them at any time (see Cookies). We only hold any email you send us, the public sale records and the energy certificate records shown on the site.
Who is responsible
Sage Room Software Ltd (company number 13572598) is the "controller" of your personal information, meaning we decide how it is used. Contact: hello@kerbsight.co.uk. Postal address: Office 1g Wessex House, 40 Station Road, Westbury, Wiltshire, BA13 3JN.
What we hold and why
| What | Why | Legal basis | Source and how long |
|---|---|---|---|
| Recorded home sales: address, price and date | To show local prices | Legitimate interests (giving the public free price information) | HM Land Registry Price Paid Data, a public record. Kept while the data is published. You can object: see Remove a sale or a home's page. |
| Energy performance certificates: address, postcode, energy rating and date | To show each home's energy rating and improvements on its page, and to find its exact location | Legitimate interests (giving the public free information about homes) | Energy Performance of Buildings Register (Ministry of Housing, Communities and Local Government), a public record. We publish a certificate's address on that home's page. We keep the current month's copy of the register and replace it each month; a published address stays on its page while the register lists it. You can object: see Remove a sale or a home's page. |
| Emails you send us, such as requests to remove a sale | To answer you and act on your request | Legitimate interests, or legal obligation where the law requires us to act | 12 months after our last reply. We keep a short list of removed sales and pages for as long as the site runs, so a removal is not undone by a data refresh |
We don't keep website request logs ourselves. Our host, Cloudflare, handles your IP address and the page you ask for as our service provider, to deliver the site and keep it secure.
Who else sees it
- Cloudflare delivers our pages, so it handles your requests. Cloudflare and unpkg.com are US companies, so your IP address may be processed outside the UK, under their own safeguards. See Cloudflare's privacy policy.
- Map providers. When a page shows a map, your browser fetches map tiles from OpenFreeMap and the map software from unpkg.com, so those services see your IP address. See OpenFreeMap's privacy policy.
- Google (Google Analytics) and Microsoft (Clarity), for analytics. See Cookies for when each runs. Both are US companies, so your data may be processed outside the UK. See Google's privacy policy and Microsoft's privacy statement.
- We don't sell your information or use it for advertising.
Cookies
The cookie message has two buttons. Agree turns on all our analytics, including visit recordings by Microsoft Clarity. Reject turns all of it off. You can change your mind at any time with Cookie settings, at the foot of every page.
| Tool | What it does | When it runs | Cookies |
|---|---|---|---|
| Google Analytics (Google) | Counts visits, and which pages, maps, searches and links are used, so we can see what to improve. It records your approximate location (town level, from your IP address), device and browser, but not what you type. We have switched off Google's data sharing, Google signals and ad personalisation, so Google uses this only to run the service for us. | From your first visit, until you tap Reject | _ga and _ga_…, kept up to 2 years. Google keeps the visit data for 2 months |
| Microsoft Clarity (Microsoft) | Records how pages are used: replays of visits and heatmaps of taps and scrolling. It hides anything typed into forms. We use it to find what is hard to use. | Only after you tap Agree | _clck, _clsk and others, kept up to a year (Microsoft's list) |
| Cloudflare Web Analytics (Cloudflare) | Counts page views and page speed, without tracking you across sites. It is covered by Cloudflare's privacy policy above. | Until you tap Reject (it stops from the next page) | None |
Legal basis. Clarity runs only with your consent. Google Analytics and Cloudflare's counter run under the law's exception for statistics used to improve a website: you can object at any time with Reject or Cookie settings, and we then stop. Tapping Reject also deletes the Google and Clarity cookies on this site.
Kerbsight doesn't set any cookies of its own. Our hosting provider, Cloudflare, may set a technical cookie to keep the site secure. We use no advertising trackers.
We keep two things in your browser's local storage (similar to a cookie): your cookie choice, so we don't ask again, and the zoom level you last chose on a map, so the map opens the same way next time. Both stay on your device, we never receive them, and you can clear them in your browser settings.
Your rights
Under UK data protection law you can ask us to show you the information we hold about you, correct it, delete it, restrict or object to how we use it. To use any of these rights, email hello@kerbsight.co.uk. We will reply within one month.
If you're unhappy with how we handle your information you can complain to the Information Commissioner's Office at ico.org.uk/make-a-complaint (0303 123 1113). We'd appreciate the chance to put it right first.
Changes
We will update this page if what we hold changes. Last updated 04/10/2026.
